Board Meeting Minutes 05-13-06
Attendees: The full board and approximately 19 other homeowners
Review of Proxy: only received 16 approved need the rest ASAP
-Please place forms in 4809 Helga Way or 720 Helga Dr. mailboxes
Board meetings are EVERY MONTH, 2nd Thursday 7pm at the pool May through October.
Budget: the loan of $60,000 for improvements has been approved and accepted by the board.
-Bids for the tennis courts are being taken until next meeting on June 15th, after that the chosen contractor will be contacted and work will begin, taking approximately 1-2 weeks to complete.
-pool improvements will begin at the end of the season.
-playground improvements will begin soon.
- sign for Shallowford/Farm Valley corner is being put up soon along with bushes and flowers and brickwork, to make that corner look more like our main entrance.
- repair of parking lot retaining wall and fence line planting.
-new black rail fencing to be placed around pool. New black vinyl chained link to be placed around tennis courts.
-evening lighting solution for amenity area and tennis courts.
-updated security system
** The homeowners were asked opinions of two payment options for dues and the majority agreement is for $700 dues in 2007 only. Homeowners are encouraged to set aside or send Chadds Ridge a monthly amount so that the expense doesnt come as a surprise next April.
ACC Committee
-walk arounds are completed and most homes are taking initiative to fix discrepancies.
Capital Improvements
A Coldwell Banker Realtor, Ann Grant, pointed out that the amenities are in Chadds Ridge is our biggest investment for keeping and growing our homes’ values in comparable markets.
-our homes are comparable to Stockton’s Chase and Whitfield Woods
Stockton’s Chase: homes aare averaging $250,000 to $300,000 an don the market an average of 20 days. Whitfield Woods: are averaging about $200,000 and on the market about the same time
Chadds Ridge: homes are going for under $200,000 and on the market about 63 days.
**She said we should be the same with these two subdivisions, plus we have a log going for us with our location to the highway. We need to be more well known, and having an ALTA (Atlanta Lawn Tennis Association) qualified tennis court and hosting weekly matches will bring us some notoriety in the county and Georgia overall.
Open Discussion:
-the first Saturday of each month will be a clean-up day for our corner and amenities area
-chain up at amenities’ area, lock is the same as pool and tennis courts
-need block captain meeting and chairperson for the block captians!
