Below are the minutes from the September 2008 Chadds Ridge Homeowners Association (CRHOA) Meeting. These minutes were collected by our secretary Amy Rethman and submitted to the board as well as the homeowners.

Quorum established 7:40pm
Previous meeting minutes approved.

Treasurer Report–see hardcopy for details
–still collecting past due amounts; approximately 5 properties have settled, but of the 20ish that are overdue, 6 are at least $2,000 delinquent.
–letters have been sent with some responding, the others will now go to the attorney for legal action.
–a PayPal account was set up to help with paying
–General Members: one last effort for them to settle we agreed that the board will negate the past due fees if they sign as mandatory members…OPEN for response.
–SunTrust Loan: looking at options to get loan paid off by just paying interest on loan so we can make smaller payments until dues bill for 2009 to increase the bank balance–buy time for lawyers to collect on delinquent properties. Board agreed to research options with SunTrust and proceed as deemed necessary. Mary Anne will contact the bank.

–some properties are beyond warnings and now going to citations
–2nd walk through will be around October
–company that replaces chimney caps can give a deal if a certain number of homeowners sign up–these are aluminum and do not need painting ($75)

Open Discussion
–mailboxes ($183)–just a suggestion for the future when we can get all homes mandatory
–suggestion to lower age to 16 for being at the pool alone; problem: insurance may not agree and opening ourselves up for more vandalism.
–trying to utilize internet more by posting minutes and newsletter online
