Below are the minutes from the April Chadds Ridge Homeowners Association (CRHOA) Meeting. These minutes were collected by our secretary Amy Rethman and submitted to the board as well as the homeowners.

–April was the final payment of Suntrust Loan – IT IS PAID OFF AND WE ARE DEBT FREE!!!
–USA pools contract renews at the END of season, so look closer at budget for this year
–paid to date with lawyers
Q. Are any of the delinquent homes up for sale—if so, let’s pursue a lien NOW before it sells.

–working on starting on walk-thrus with spring coming up

–need supplies (folders, paper, labels, etc)—board approved to reimburse
–asking Victoria Barella to head up yard of the month committee
–directory will be finalized within the next week
**block captains have voiced concerns about mowing Shallowford. The easement portion is owned by the county yet it is our “curb appeal” to our neighborhood and must be maintained. The land where the fence and trees lie is owned by CRHOA. Homeowners that cannot mow that area should notify Maintenance Committee so that other arrangements can be made for someone else to do it – at a minimum of 1x/month.
Capital Improvements
Speed bumps on Farm Valley Dr. only: email Donna Blackshaw—she was working on this.
Pool area: heavy duty gate at amenities area
Tennis courts are 20 years old with continual annual cracking. As the pool foundation needed replacing, so will the courts. Project slotted for 2010-2011 season once funds have built up.

Block captains: need to hand out keys, tags, and codes. Carrie Reynolds offered to coordinate with BC Chairs.

Mary Anne –will assign tasks that were discussed at last meeting
–will make phone calls to those homes that have not paid this year (not on the prior delinquent list).
–will find out with Mike Barfield if any of the homes for sale are delinquent.
Lexi Evans will attend the Cobb EMC homeowners annual meeting in June – HOA gets a $50 bill credit.
–look into key chains with logo and website for keys
Mike is putting together a list of all homes paid and unpaid to be posted on the website
Amy will contact fence company
–move back gate to near bathrooms and get a knob for the door (locksmith will rekey the lock)
