Welcome to THE BOTTOM LINE!

The Bottom Line is comprised of several new webpages – all dedicated to the achievement of Full Disclosure and Absolute Transparency associated with all CRHOA Financial Matters. The Board of Directors wishes you to know EVERYTHING that WE know regarding our budgets, our receipts, our expenditures and our financial position – ongoing.

The Bottom Line currently includes the following new web pages:

  1. A Treasury Note – informational updates from the Treasurer.
  2. Annual Budgets - current and past budgets.
  3. Balance Sheets – reporting budget-to-expense comparisons.
  4. Expense Reports – detailed spreadsheets itemizing all expenditures.
  5. Fee Payment Status – a password secured report – listing every CRHOA property (by street name & number). Access will be restricted to HOA property owners whose accounts are “current” (i.e., paid in full). All current (paid) account properties will be so designated as “current”. All remaining (delinquent) properties shall remain un-designated (i.e., blank). Prior to release, I will obtain a consenting legal opinion from our CRHOA attorney (WNCW). It is the opinion of the presiding Board of Directors that CRHOA members In Good Standing – HAVE A RIGHT TO KNOW. Chadds Ridge HOA has been struggling financially (putting it mildly), and one of the primary culprits has been (& continues to be) a short (but growing) list of Delinquent Accounts.. The short-falls created by these delinquent accounts are (obviously & necessarily) dictating BOTH budgetary cut-backs AND assessment fee increases. Believe me when I say – this area of concern is receiving a Great Deal of Attention & Effort.

I hope all CRHOA members will view and approve of these new pages.. The page templates were just created 12/29/08, and the work to provide content is currently In Progress – but hoping to have everything functioning within the next few days.
